PROJECT NARRATIVE
We are proposing to remodel an existing retail space located in the NE corner of the
Greenway Town Shopping Center at 12100 SW Scholls Ferry Rd in Tigard, OR. The
space is currently a 7-11 convenience store and would be transitioning to a small-sized
bank branch. A remote drive-up ATM is proposed in the SE corner of the shopping
center in an existing parking area.
Scope of Work:
Exterior
• Repaint exterior facade and patch/repair any damage to exterior CMU wall.
• Replace sign band and interior illumination.
• Replace chain link fencing with protective railing.
• Replace storefront doors and glazing in-kind.
• Replacement of HVAC units on the roof.
• Run new fiber lines to space dedicated for financial transactions. Possibly from
existing Verizon meet-point.
Interior
• Demolish interior partitions, decorative ceiling elements, cooler wall, restrooms
and shelving/merchandising.
• Install new interior partitions, restrooms and business-class finishes.
• Install new ceilings, light fixtures and ducts/diffusers.
• Install new electrical panels for existing service.
Remote ATM
• Add remote ATM unit with one-way, single drive lane.
• Add required security lighting and electrical service.
• Modify existing parking area to accommodate ingress/egress to remote ATM
lane.
