Hi Casey,
My supervisor and I have determined that a minor modification is no longer required for Stout Tanks. When you
first submitted,we were going to review with a MMD because there was a reduction in parking stalls and a possible
change of use. Now that no parking stalls are being modified, there is no change of use that increases parking,and
no design standards for the building in the I-L Zone, there is nothing to review for a minor modification. There is
an increase in landscaped area,and planning will check that the L-2 standard is met when you submit for building
permits. Planning will also check that the parking stalls near the landscaped area still meet the minimum depth
requirements at the time of permit submittal. Please fill out the attached form and submit to me as soon as you can:
lutps://www.tigard-or.govidocument center/Building/ReqPermitAction.pdf. Please note that no refund will be
given because at the time of submittal, this qualified as a minor modification and required MMD review.
You are removing a paved area for landscaping,please check with the Building Division to see if you will need a site
work permit (SIT).
Once you know if you need a SIT and once you have submitted the request to cancel MMD2019-00030,you may
submit for the building permits. I have to leave for the day but I will be here on Monday.

The building at the above address is being prepared for a new tenant. There is an existing ADA
compliant entrance ramp. A set of stairs will be added to the ramp. The work will have no impact on
surrounding properties, sensitive lands, or public facilities.
This work will require small modification to the existing landscaping. The site currently does not
conform to the required 15% coverage. Per the attached site plan, 64 SF of existing landscaping will
be removed, and 312 SF of new landscaping will be added.
The total number of parking spaces will not be changed.
The previous tenant use was B & S-1. The new tenant will be the same.

I. Completeness Items
In order for your application to be deemed complete,please submit the following items:
1. Narrative
• Please demonstrate how your new landscaped area will comply with standard L-2 of
Table 18.420.1 See attached landscape plan and narrative
• Please describe the business activities that will occur onsite for the new tenant.
i. The previous tenant had a use category of Industrial Services,which hada
minimum parking requirement of.8 parking stalls/1,000 square feet.
ii. This is a very low parking count;nearly any other use will have a higher
parking requirement and need a change of use. Please contact Sam formore
information Parking will no longer be affected with the new stair
redesign—See attached revised plans
2. Parking Calculation
iii. Planning is unable to confirm the use categories for all tenants onsite
despite searching through business websites and permitting history. Please
send a detailed description of each tenant and a floor plan of each tenant
space so that we can confirm the use category. Parking will no longer be
affected with the new stair redesign
• For example: X Tenant assembles radios from preconstructed parts. Final products
are shipped to offsite locations for sale. The office area is 200 square feet, warehouse
is 200 square feet, and production area is 400 square feet.

II. Completeness Options
