Same drawing as I submitted with plumbing. Site plot map will be submitted tomorrow likely as it's been more challenging for me. Previous owner excavated all but two trees, as they were all over grown into each other and not healthy. Water district asked me to throw grass seed on front lawn. Complete the worksheet as follows: • Current Quantity column: Enter ALL existing plumbing fixtures that currently exist in the dwelling(including fixtures that will remain as is and fixtures that may be replaced or changed with new updated fixtures). We likely will not start any of the bathroom/laundry room work until after first of year however, as we are focusing on the exterior and removing stained Sheetrock ( inside from roof leaks. What we are doing, is Roof, no structural changes just new shingles and plywood where needed. Replace rotten boards. New Gutters, and new drain from back yard as old one was completely cracked -old pvc. A few sections of siding is rotten, we will replace with same T-111 type where needed. Paint exterior(hopefully); I know this doesn't require permit but thought it helpful for you all to know what is going on. We will be doing this work, and will take some time. Retaining walls and concrete work on hold i now. We bought this property just 5 weeks ago as is, with a lot of excavation done previously by portlandia construction as owner. Our agreement was for them to haul the dirt away. Mark Connelly from Portlandia is still willing to do so but had told I me to wait until retaining walls were completed because I'd need back fill. I 6 disagree now and have contacted him to be on stand by to move the dirt he excavated as soon as as I'm given the go ahead. I've added 50' of waddles today for erosion control and to stop any dirt from entering street. Most of our original plans have changed now with the reality of how long the process will take for architects, engineers, permitting, etc and winter weather coming. Keeping it as simple as we can. Need safe walk in shower for my mom and easy access to washer and dryer inside, paint and refinish floors, spruce up things as we go. Exterior needs repair and paint and concrete,fence and then the fun stuff... landscaping. Next step, within couple months we will relocate washer. Switch out all old sinks fixtures, old toilets, as well as old shower fixtures and replace with more efficient models. Master has large tub with a separate shower currently and we remove those and have just a walk in shower, no need for tub. Let me know if you have any other questions.
