Riverside Homes is proposing a minor modification to Elderberry Ridge Lot 16 to reduce the setback to 10',
currently 20'. Section 18.765.060 Minor Modifications states that a minor modification has the following
characteristics:
1. It has minimal impacts on surrounding properties, sensitive lands, or public facilities; and
The 10' reduction of the setback on lot 016 does not impact any of the surrounding properties, sensitive
lands or public facilities.
2. It does not cause the development to go out of conformance with any applicable standard or further
out of conformance if already nonconforming, except where an adjustment has been approved.
The 10' reduction of the setback on lot 16 does not cause the development to go out of conformance with
any applicable standard or further out of conformance.
D. Approval criteria.
1. The proposed modification qualifies as a minor modification as defined in Subsection 18.765.060.A;
2. If the proposal involves the modification of a condition of approval, at least one of the following
criteria is met:

Riverside Homes submitted a site plan with a 2626 sq. ft. home. The home we proposed provides the best
floor plan for this lot. The home will be built within the current building setbacks. Due to the slow of this lot
the 12' x 10' deck proposed on the rear of the home will be 7' above grade.
The proposed 10' reduction of the setback on this lot will allow for livable outdoor space. Whereas the
current setback does not allow for a deck structure to be built.
