However,The square footage of the patio cover under Building permit MST2021-00117 is listed at 416 sq.ft. Please revise the square footage of the detached patio cover on the site plan. Also, I noticed a few discrepancies between the previously approved site plan and the newly revised site plan. We would appreciate it if you can clarify the following: • Concrete patio: "(N) Conc. Patio" was shown as new on the approved revised site plan attached above, but it is now shown as existing. • Parking stalls: The revised site plan shows the parking stalls as existing whereas they were mentioned as new in your previous scope of work description. 2 • Steps: The steps were previously shown as new, but they are no longer shown that way. • Sonotubes (deck foundation): Our inspector noted that footings with Sonotubes were poured without inspections. I see that the Sonotubes are no longer on the new site plan. Is this scope of work being eliminated? Will the Sonotubes remain in place? • Retaining wall: Our inspector noted a retaining wall which had the potential to impact the structure if it failed. Has this scope of work been addressed under your Site Work permit submittal? Lastly, I have included your previous description of work below: Front of House: • We set up a perimeter retaining wall for the additional Parking Pad next to the existing driveway.The retaining walls are highlighted with blue ink and they are 4' -5'tall from footing up. • We removed 20-25 yards of soil and moved that to the back yard for backfilling purposes. • Setup new concrete steps from street sidewalk towards the new parking pad. (In the future we are proposing to connect these with upper concrete steps, marked with black ink.) • Highlighted in orange: we have concrete steps coming from parking pad and going into the main door entry • Highlighted in purple: we have a concrete pad that is 4" thick on natural compacted soil. No excavation was done here. • Highlighted in yellow: Is a proposed extension to the concrete pad. We are planning to build up and support with concrete pillars and reinforce them with rebar. No excavation needed except for posts installation. Right Side of House: • Highlighted in blue: We have a perimeter concrete retaining wall that is 2' tall (upper part)-7' tall (lower part). It is 4'6" away from house foundation so we can set up new concrete steps to go into the patio level. Back Side of House: • Between house and first retaining wall: We did some dirt removal of 4" -6"where a new concrete pad will be poured. The dirt was spread out in the back and right-side. • Highlighted in blue: We have a two-tiered concrete retaining wall system that is 8" thick x 7'tall with rebar reinforcement at every 12" on center.They have 3'6" wide concrete footing that is 16" thick. I also noticed that we originally created a Building permit on January 11, but then it appears we created a separate permit on March 30 for the detached patio cover. This appears to be a duplicate permit. If I recall correctly, I want to say that you reduced the original scope of work, is that right? If so, we can go ahead and void the original Building permit since it looks like it was duplicated, and the only other permit that will be needed will be the Site Work permit, which requires a revised site plan to proceed. Regarding the Building permit submittal, we will need to receive (3) sets of plans to review for the detached patio cover before we can accept it. When you are ready to submit the plans, please submit them together with the completed application. If the plans can be printed on 8.5" x 11" or 11" x 17" pages,then we will accept them by email like you have done here. If the plans are larger than 11" x 17" pages, then you may deliver the submittal to our drop box in the lobby of the Permit Center, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Thursday. We are closed on Fridays. No appointment is necessary. We will contact you for payment of the plan review fees after this permit has been created. The plan review fees will need to be paid online with a credit card or check. Please note that our current permit processing time is 4-6 weeks. We will contact you when the permit is ready to issue.
