Hi Nikki,
Sam has updated the drawing to show the tree. He also has updated the structurals and building plans and taken them
in for delivery last week. The plans should already be at the City.
Also, I have attached 2 of the water meter fixture count sheets. Note, our expectation and hope is to have a single 1"
water meter service for both units and that we will submeter the units from there. I just want to make sure nothing we
are doing now will preclude us from doing that.

Apologies for the double email but I wanted to correct the information below, please submit two (2) sets of
engineering calculations rather than three (3) and please submit a Utility Billing worksheet for each address on the
property (not just the ADU).The worksheet will need to be completed for each address so that we are able to assess
the correct fees to charge on the sewer permit.

I understand that you have submitted additional information for Nikki Tuason to review.
Planning has not deemed this a complete review and routed to building division, however I noticed that there are no
mechanical, electrical or plumbing permit applications in the application packet for the primary(15754) or ADU (15752)
per my instructions highlighted below.
Please complete the attached forms, (1) set for each address, and email them to TigardBuildingPermits@tigard-or.gov at
your earliest convenience so that there is no further delay. If you do not have a licensed contractor selected, it is ok to
submit applications with TBD under the contractor section, however we will need the contractor information and the
electrical application signed by the signing electrical supervisor before we can issue the permits.

Hello Sean,
Thank you for contacting us regarding your ADU submittal.
Here is some information regarding the permit process:
• Land Use Approval: A land use application for an ADU must be submitted and approved prior to submittal of
building permit applications. Please contact the planner on duty at PlannerOnDuty@tigard-or.gov regarding the
land use approval process, zoning, setbacks, etc. Done: Land use case ADU2021-00016 was approved on
3/23/2021.

• New Address: A new address for the ADU must be applied for and received prior to submittal of building permit
applications. See attached address application and contact the engineering technician Oscar Contreras at
oscarc@tigard-or.gov if you have any questions about addressing. I see that 5 new addresses were assigned to
this subdivision, however each dwelling unit, including ADUs, must have their own address. You will need the
new ADU address assigned before you can submit building permit applications. We will add a $50.00 address
fee to the ADU permit and provide instructions to pay the fee online.
• SDC Exemptions: Some transportation and parks SDCs may be exempt for ADUs. Please contact Christine
Moody at christine@tigard-or.gov for more information. The recorded exemption document must be submitted
prior to issuance of the building permit. The SDCs are based on permit application submittal date and are
subject to increase effective 7/1/2021. Please see attached SDC chart for the proposed rates.
• SDC Deferrals: Tigard transportation and parks SDCs may be deferred to occupancy. Please contact Agnes
Lindor at agnesl@tigard-or.gov for information and application forms to defer to occupancy.
• Water Meters: Water meters are purchased after building permit is issued. Please contact Utility Billing division
for the Tigard Water District at UBOnlinepay@tigard-or.gov for the purchase of water meters. If you are not in
Tigard's district,you may need to contact the Tualatin Valley Water District.
• Building Permit: A combination or'master' permit will be issued for each separate dwelling unit address. The
master permit will encompasses structural, mechanical, electrical and plumbing work all under a single master
permit, and we require that all four of the attached applications be completed and submitted together as a
packet. Please see Page 2 of the residential building permit application for complete submittal requirements. In
summary, we require:
o Completed applications, including project valuation for each separate dwelling.
o (3) copies of site plan, drawn to scale, no larger than 11x17.
o (3) copies of construction plans that include both the primary and ADU dwelling units on the same set of
plans.
o (2) copies of engineering calculations.
o (2) copies of truss details.
• Sanitary Sewer: A 4" sanitary sewer line is required if the total#of bathrooms for the lot equals (4) or more,
including the primary and ADU dwellings.
o A sanitary sewer connection permit will be issued with the master permit and the fee is based on the
total number of bedrooms for all dwelling units combined as follows:
• First (5) bedrooms= (1) DU at$5,800 each DU; each additional (2) bedrooms= (1) DU; each
additional (1) bedroom = (.5) DU.
• If you have any building code questions, please contact the plans examiner Allyson Armstrong at
a l lysona @tiga rd-or.gov.
We require hardcopies of all application materials be submitted to a drop box in the lobby of the Permit Center,
Monday-Thursday, 8 am to 5 pm. We are closed on Fridays. No appointment is necessary and no fees are due at
application submittal. Once the application is deemed complete,the permit technicians will contact you to pay a plan
review submittal fee online before routing offsite for plan review. The entire review process can take 4-8 weeks, and
the permit technicians will contact you as soon as the permit is ready to issue.

Hello,
I am getting ready to submit an application for a building permit on a property in the City of Tigard. We will be
submitted an application for a 2 unit structure (a primary residential structure with an attached ADU).
Where do we provide this submittal? Is there an email we send it to or a portal we upload it to?
Also, I am wanting to defer my SDCs as well as apply for SDC Exemption for the ADU.
I have attached my partially completed application form to make sure I am using the correct form and have also
attached the SDC Exemption form I am planning to submit as well.
Can you confirm we are submitting the correct forms and also confirm where we should submit these forms? Also, can
you let us know what we need to do as far as submitting for the deferral request?

The fees can be paid online at https://aca-prod.accela.com/TIGARD/Welcome.aspx by searching for the permit record
number under the Building tab. There is a service fee of 3%for payments by card,and there no service fee for

`payment' field.
Please email the permit technicians at Tig_ardBuildingPermits@tigard-or.gov once the fees are paid so that they can
issue the permit and make it available for pick up.
I also wanted to mention that we will need to have the contractor information,for the primary address as well as
the ADU,and a copy of the electrical permit applications with the authorized signing supervisor's signature before
