The scope of work includes cutting back the mansard roof and modifying into new parapets, new paint,
siding, adding new accent walls, replacing drive thru menu boards and new building wall signs,
modifying the service counter, new seating and finishes at the dining area and restrooms, and ADA
upgrades throughout the site and public interior spaces. The building use is not changing.

Water quality and quantity does not have to be entirely at grade. You do have the option to use filter cartridges and
detention pipe which are subgrade. You are required to have some greenery LIDA but it does not have to all at grade.

I confirmed that this site work permit will need an erosion control plan and site plan with Tom on the phone today. I'm
wondering do we need a grading plan, stormwater review, and landscaping plan? I remember speaking to you,Johnny,
earlier in April. You stated that modified impervious is required to have 3x treated area on site? Does this mean we need
over 9000 SOFT of new treated surface? How could we achieve this without losing a lot of parking?
Total modified impervious surface: 3090 SQFT(Re-grading sidewalks)
Total new impervious surface: 283SQFT(adding pedestrian route to Scholl's Ferry road)
Total Landscape added: 69 SQFT

Hi Matt,
Just sending a follow up to our phone conversation. One option would be to remove a parking space, and
replace it with landscaping. Fast food restaurants are required to have 7 parking spaces for every 1,000
square feet, so based on your site plan, it looks like you have more than enough parking (47 required, 71
shown).
Feel free to e-mail me the revised site/landscaping plan (I don't need a hard copy). After I finish my
review, and I'll talk to the Building Division about the hard copy plan sets they have.

I just talked to my supervisor about this project. Since the landscaping is currently nonconforming because
it falls below the 15% minimum, we cannot approve a further reduction to the landscaping (this would
increase the development's nonconformity). Revise your plans to show you're moving further into
conformance with the 15% requirement— so, for example, if the site currently has 7,344 square feet of
landscaping, revise your plans to show you'll end up with 7,345 square feet or more of landscaping.
Basically, you won't be required to bring it up to the full 15%, but there needs to be a net gain in on-site
landscaping. I've copied/pasted the applicable Code section below.

C. Nonconforming development.
1. Where a lawful structure or development exists at the effective date of this title that could not be built under the
terms of this title by reason of restrictions on lot area, lot coverage, height, required parking, landscaping, or other
requirements, such structure may be continued provided it remains otherwise lawful, provided:
a. No such nonconforming structure or development may be enlarged or altered in a way that increases its
nonconformity but any structure or portion thereof may be enlarged or altered in a way that satisfies the
requirements of this title or will decrease its nonconformity; or
b. Should such nonconforming structure, development or nonconforming portion of structure or development be
destroyed by any means to an extent of more than 60 percent of its current value as assessed by the Washington
County assessor, it shall not be reconstructed except in conformity with this title; and

The before landscaping is 7344 SF on a 54,766 SF site which is 13.41%.The after landscaping is 7263 SF which brings it to
13.26%.This is a very small reduction in landscaping (81 SF).
We believe that this small of a reduction of landscaping is warranted when we are adding a necessary accessibility
feature to our site.This walkway will allow pedestrians to exit the site and access SW Scholls Ferry Road without having

number of trees, bushes,grass and well-designed landscaping features.
While the new north ADA walkway will add 239 SF of impervious area we were able to add 158 SF of pervious
landscaped areas around the site (near the NW entrance& in the drive thru.)
