Recommended Action:
-The first time I inspected this house,the upstairs was over 100 degrees, and there were no
weatherstrips, also the crawl hatch was broken and the downstairs bath fan didn't work. When I
returned the heat was equalized between upstairs and downstairs, but the upstairs room
pressures are extremely low. This system may not work well in the summer.

-The fresh air duct and damper are inaccessible in the attic,so I could not check the ventilation
rate or if the damper was opening and closing properly. It was shut for the blower door test
because no air was coming in the filter cabinet. The fresh air duct and damper should be installed
in the mechanical closet for testing and maintenance purposes. Generally when a home has very
low room pressures it will have very low ventilation coming through the supply,especially when
there is only a 6 inch duct. I suspect this home is far below ASHRAE targets.
-The Honeywell controller was also set by the HVAC contractor far out of the actual values for the
home. This means that the ventilation will run even less.
-We strongly recommend you use continuous run exhaust ventilation in a bathroom or laundry in
future homes rather than use a setup like the one in this home.
