This bulletin provides response to RFI, design clarifications and/or variation requests for the `River
Terrace Area 4 Roshak Row Houses' project located in Tigard, Oregon.
Per our discussion with Taylor Morrison, it's our understanding that 2x8 deck ledgers were installed
at locations where the plans show 2x10 deck ledgers. Based on our review of the plans, 2x8 deck
ledgers are an acceptable substitution for 2x10's provided the deck ledger fasteners are installed as
noted in the "Typical Deck Framing"detail (18/S9.2) and that no portion of the deck joist hanger shall
be below the bottom of the deck ledger.
Please note that the architectural plans may require different deck ledger sizes depending on the
type of deck used.

It has been conveyed to Milbrandt Architects that some or all of the buildings at RT IV Row Homes are being constructed with
waterproof decks as opposed to the spaced decking(a.k.a.dripper deck)shown on the plans.This change is acceptable to the architect
assuming the appropriate modifications are made.One point of specific interest is the ledger size being called out in the framing plans
and details.A separate bulletin has been issued by the Structural FOR discussing the structural aspects of the ledger.From an
architectural standpoint the 2x8 ledger is acceptable and preferred where the decking material is waterproof as indicated in the
attached D6 sheet.
Note:This bulletin does not approve the use of a 2x8 ledger for use in a spaced decking condition.In a spaced decking condition a 2x10
ledger shall be used per the original 12D/D6 spaced decking detail.
