SECTION III. BACKGROUND INFORMATION
Site Information:
The subject property(10771 SW Lady Marion Drive;WCTM 2S110DA,Tax Lot 300)was originally approved
as Lot 4 of the Trillium Hill Subdivision in July 2018 (Master Case No. ZON2018-00002).This approval was
for a 14-lot subdivision for single detached houses,with a zone change from R-3.5 to R-4.5.The final plat has
not yet been recorded at the time of this land use application. The applicant is requesting approval to utilize
the subject site for a temporary sales trailer.The subject property is zoned Low-Density Residential (R-4.5).
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
18.440 Temporary Uses:
18.440.030 Types of Temporary Uses
C. Temporary sales office or model home. This type of use includes a temporary sales office or
offices either in a dwelling unit or in another temporary building for the purpose of facilitating
the sale of real property in any subdivision or property within this city.This includes the use of
one dwelling unit in a subdivision as a "model home" for purposes of showing prospective
buyers.
The subject property is currently vacant and undeveloped, and the applicant requests approval to locate a
temporary sales trailer on the site for the purpose of facilitating the sale of real property for the Trillium Hill
Subdivision. This proposal meets the description outlined above, and this temporary use permit is being
processed through a Type I procedure.
18.440.050 Approval Criteria
C. Temporary sales office or model home. The approval authority will approve or approve with
conditions a temporary sales office or model home when all of the following are met
1. Temporary sales office.
a. The temporary sales office must be located within the boundaries of the subdivision or
property in which the real property is to be sold;and
The applicant proposes to locate a temporary sales trailer on the subject site for the purpose of facilitating
the sale of real property. The subject property is Lot 4 of the Trillium Hill Subdivision (Master Case No.
ZON2018-00002), and the proposed temporary sales trailer is located within the boundaries of the
subdivision in which the real property is to be sold.This criterion is met.
b. Sales offices approved through the provision of this chapter may not be permanent.
The proposal is for a temporary sales trailer.This approval is valid until June 28,2022.This criterion is met.
