Response for additional information - Completeness of Application
Dear Monica,
This letter is submitted in response to your incompleteness letter dated May 1, 2017 requesting
additional information in order to deem the Erika Court Subdivision, File #SUB2017-00003 complete.
This letter and enclosed materials are submitted by the applicant to supplement the application plans,
narrative responses, and exhibits submitted to date. As per your letter, three (3) hard copies and a CD
of all original and revised materials are enclosed.
Each of the items in your letter are addressed as follows:
Information Necessary to Complete Application:
1. It is imperative that thru vehicular connection is provided between Jason Ln. and 100th Ave. This
can be achieved by realigning the east end of Jason Ln. toward the north and reconfiguring of Lot
6 and the Storm Tract.
Response: The enclosed Preliminary Engineering plan set has been revised to depict the full
street connection of SW Jason Ln. between SW 103rd Ave. and SW 100th Ave.
2. Plan set must show all neighboring parcel grades.
Response: The enclosed Preliminary Engineering plan set has been revised to depict the grade
of adjacent properties.
3. Plan set must show street profiles.
Response: The enclosed Preliminary Engineering plan set has been revised to depict street
profiles.
4. Applicant's narrative shall mention paying Sewer Reimbursement District#42 as of February 28th
2017 fee of$95,372.46.
Response: Applicant's narrative has been revised to acknowledge payment of fees to the Sewer
Reimbursement District#42.
5. Plan set must show all water lines on SW 100th and SW 103rd
Response: The enclosed Preliminary Engineering plan set has been revised to depict water lines
in SW 100 h Ave. and SW 103rd Ave.
6. Plan set must show fire hydrant on SW Jason Ln
Response: The enclosed Preliminary Engineering plan set has been revised to depict the fire
hydrant on SW Jason Ln.

Approvability issues:
6. 18.810.030 H. Street connections-A full street connection is required in order to make these
findings. No evidence has been provided to demonstrate barriers beyond your control that
prevent the connection. The street can be redesigned to the north to allow for a minimum of 24
feet of pavement and no sidewalks to allow for a full connection.
Response: The enclosed Preliminary Engineering plan set has been revised to depict the full
street connection of SW Jason Ln. and SW 100th Ave.
8. 18.810.040 Blocks -the proposed project does not meet block length requirements of 2,000 feet as
referenced in Section 18.810.040. As currently proposed staff cannot make the findings to
support this project.
Response: The existing block length formed by SW McDonalad St., SW 103rd Ave., SW Inez St.,
and SW 100th Ave. is approximately 4,166 feet. The connection of SW 103rd Ave. and SW 100th
Ave. via the proposed street, SW Jason Ln. will reduce block length formed by SW McDonald St.,
SW 103rd Ave., SW Jason Ln. and SW 100th Ave. to approximately 2,569 feet. Due to the
configuration of the existing street network, it is not feasible for the development of the subject
property to reduce block length beneath approximately 2,569 feet.
Public Facility Plan Completeness Checklist:
Grading Plan:
- The enclosed Preliminary Engineering plan set has been revised to depict the grade of adjacent
properties.
Street Plan:
- The enclosed Preliminary Engineering plan set has been revised to depict street profiles.
- TVF&R turnaround is not necessary as Jason Ln. is a through street.
Sanitary Sewer Plan:
- Applicant's narrative has been revised to acknowledge payment of fees in the amount of
$95,372.46 to the Sewer Reimbursement District#42.
Water Plan:
- The enclosed Preliminary Engineering plan set has been revised to depict water lines in SW 100th
Ave. and SW 103rd Ave.
- The enclosed Preliminary Engineering plan set has been revised to depict existing and proposed
water lines and sizes.
- The enclosed Preliminary Engineering plan set has been revised to depict fire hydrant on SW
Jason Ln.
With submittal of this letter and enclosed revised materials, it is our understanding that this land use
application is complete. We look forward to your confirmation of completeness.
