PACIFIC HWY., TIGARD, OREGON 97223 • ,14 ,, ,, Real Estate • Appraisals • Insurance • Telephone MErcury 9-2125 7 ` II I '' 1 November 4-1971 Tigard Water District Tigard Re- Appraisal site for Reservoir Oregon S W 135th Ave. Gentlemen; This confirms your request for an appraisal of a parcel of land at the N W corner of Tax Lot 600 -Map 2 s 1 4 having a frontage of 105 feet on S W WRI 135th Ave and running to a depth of 150 feet. This is a portion of a 14.85 acre tract owned by John Burge. The purpose of this appraisal is to determine a fair CASH VALUE as of November 1-1941. Property at present is Zoned R 20, is undeveloped and in its natural state , trees and brush and rugged terain. The property is obviously held for investment for resa'e at a future date. In my opinion in the taking of such a small portion of the tract,we must consider this as a residential parcel and not as acerage, even tho there is at present no water or improved roads serving this small parcel, and none contemplated in the immediate future. There are no exact comperable sales in the area on undeveloped land such as this but there are several sales of improved lots from which we may compare making necessary corelation and defeciencies of the subject site. Attached is a list of pertinent sales in the area during the past year. The indicated sale price of these improved properties is aprox 23c. per square foot, which would permit a valuation of rounded at $3,700.00 if comperably improved with sales reported. To improve the 105 feet on 135th Ave with water and an approved roadway would entail an expense of aprox $1250.00 which Nee NNW -- 2 p- would leave a fair value of $ 2450.00 for the property in its present state. It should also be taken into consideration that eliminating this small portion from the original tract could entail additional expense to a developer in platting around this area and thus justifying an allowance for severance damage to the remainder. It would therefore be my opinion a fair market value would be Land value $ 2,450.00 Severance damage 1,000.00 Total Value $ 3,450.00 Respectfully submitted
