Site Information:
The subject property (7207 SW Spruce Street;WCTM 1S136AC,Tax Lot 5100) is located at the northwest
intersection of SW 72'Avenue and SW Spruce Street, and was originally approved as Lot 4 of the Topping
Corner Planned Development (Case Nos. PDR2018-00001 and SUB2017-00008). This approval was for an
18-lot subdivision for single detached houses,with private tracts for access,open space,and stormwater.The
applicant is requesting approval to utilize the subject site for a temporary sales office and a model home.
SECTION IV. APPLICABLE REVIEW CRITERIA AND FINDINGS
18.440 Temporary Uses:
18.440.030 Types of Temporary Uses
C. Temporary sales office or model home. This type of use includes a temporary sales office or
offices either in a dwelling unit or in another temporary building for the purpose of facilitating
the sale of real property in any subdivision or property within this city.This includes the use of
one dwelling unit in a subdivision as a "model home" for purposes of showing prospective
buyers.
The applicant proposes to construct a new single detached house on the subject property,and is requesting
approval to utilize this dwelling unit as a temporary sales office and as a model home.This proposal meets
the description outlined above,and this temporary use permit is being processed through a Type I procedure.
18.440.050 Approval Criteria
C. Temporary sales office or model home. The approval authority will approve or approve with
conditions a temporary sales office or model home when all of the following are met:
1. Temporary sales office.
a. The temporary sales office must be located within the boundaries of the subdivision or
property in which the real property is to be sold; and
The applicant proposes to construct a new single detached house at 7207 SW Spruce Street (WCTM
1S136AC,Tax Lot 5100), and is requesting approval to utilize this dwelling unit as a temporary sales office.
The subject property is Lot 4 of the approved Topping Corner Planned Development(Case Nos.PDR2018-
00001 and SUB2017-00008), and the proposed temporary sales office is located within the boundaries of
the subdivision in which the real property is to be sold.This criterion is met.
b. Sales offices approved through the provision of this chapter may not be permanent.
The proposed temporary sales office is only approved for a period of one (1) year, and it will not be
permanent.This criterion is met.
2. Model home.
a. The model home must be located within the boundaries of the subdivision or property
where the real property to be sold is situated;and
The applicant proposes to construct a new single detached house at 7207 SW Spruce Street (WCTM
1S136AC, Tax Lot 5100), and is requesting approval to utilize this dwelling unit as a model home. The
subject property is Lot 4 of the approved Topping Corner Planned Development (Case Nos. PDR2018-
00001 and SUB2017-00008), and the proposed model home is located within the boundaries of the
subdivision in which the real property is to be sold.This criterion is met.
