Stephen J Loewer and Kathryn G Loewer hereinafter called the
Grantors, grant and convey unto Robert Block hereinafter grantee a perpetual easement for constructing,
reconstructing, operating, maintaining, inspecting, and repairing of private utilities and appurtenances, together with
the right to remove, as necessary, vegetation, foliage,trees, and other obstructions on the parcel of land described in
Exhibit"A", situated in the City of Tigard,Washington County, State of Oregon.
THE TRUE CONSIDERATION for this conveyance is $ 0.00 . However, the actual consideration consists of or
includes other property or value given or promised which is the whole consideration.
IT IS EXPRESSLY UNDERSTOOD that this easement does not convey any right, title, or interest except those
expressly stated in this easement, nor otherwise prevent Grantors from the full use and dominion thereover; provided,
however,that such use shall not interfere with the uses and purposes of the intent of the easement.
IN CONSIDERATION of the premises, Grantee agrees that if said Grantee, its successors or assigns should cause
said easement to be vacated, the right of the Grantee in the above-described easement will be forfeited and shall
immediately revert to the Grantors,their successors,and assigns in the case of such event.

A 10.00-foot wide tract of land (5.0 feet on both sides of centerline) for Sanitary Sewer
Easement purposes being a portion of that certain tract of land described in Warranty Deed to the
Stephen J. Loewer and Kathryn G. Loewer Trust, recorded as Document No. 2009-027231,
Washington County Deed Records as being Lot 8, TIPPITT PLACE, a duly recorded subdivision
plat in the NW 1/4 of Section 3, Township 2 South, Range 1 West of the Willamette Meridian,
Washington County, Oregon, said easement centerline being more particularly described as
follows:
Commencing at the most Northerly corner of said Lot 8; thence along the Northeasterly line
thereof South 47°22'18" East, 86.00 feet to the TRUE POINT OF BEGINNING of the herein
described easement centerline; thence leaving said Northeasterly line South 40°36'24" West,
87.80 feet to the Northerly line of an existing 15.00-foot wide Sanitary Sewer Easement and
Pedestrian Way, as depicted on said plat of TIPPITT PLACE and the terminus of said centerline;
the sidelines of said 5.00-foot wide tract of land to lengthen, or shorten to intersect with adjacent
property or easement lines, as appropriate.
The Basis of Bearings for this description is per said plat of TIPPITT PLACE, Washington
County Plat Records.
