Usually they fill out and sign the "For District Use Only" section on the "Sensitive Area Pre-Screening Site Assessment" form. Attached is the revised floor plan with 10' setbacks on the north side. Lina, you offered printing the plans in your office if I emailed them to you, but if you want me to make copies and bring them to you, I can do that as well. If you see the attached plat (this property is lot#37),there is an 8'wide utility easement along Pipit Lane, so even if you went through the 4 adjustment process,the most we could reduce the setback is down to 8', and you requested a reduction down to 6'. Keep in mind the following: • Engineering has stated that the house, and any roof eaves or other projections cannot be located in that 8'easement area • The adjustment process takes approximately 1 to 1.5 months because it includes a public comment period and appeal period for neighbors • The total application fees for the adjustment is$754 ($344 for the pre-application conference+ $410 for the adjustment application).There is also a fee for the public notice mailings;the cost depends on the number of neighbors located within 500' of the site. The other option would be to re-design the addition to meet the setbacks as we previously discussed. Setbacks are outlined in the attached e-mail (see 2nd attachment). I am meeting with Mehrdad today to see if my redesigned option will work for him or not. But, in the meantime we like to see what Lina is going to find out about the adjustment process tomorrow and if we should proceed with the adjustment. Mr. Zarrabi is no longer employed due to his condition and has practically been living in the second floor of their house since he cannot walk or even push his regular wheelchair himself. My goal is to start and finish this project as quickly as possible so Mr. Zarrabi can move around using his electric wheelchair on the main floor and a bid of relief to his wife whom is his primary caregiver and is going up and down the stairs all day every day. I am asking the City of Tigard to expedite their permit process and if there is any way to even help them with permit related fees it would be greatly appreciated by Zarrabi family.
