After consulting with the HVAC contract team (They[APEX air] should be applying for the permit for this
job as soon as I get approval.)We have decided that best solution would be to add a 40CFM Energy
Recovery Ventilator(ERV) to the new area.This should provide a balance of air,exhaust and intake of
fresh air. I have attached a diagram of the intended location. It will be ceiling mounted in the back
corner at least 10ft from the mounted split heating unit.The ventilation and intake will be to the outside
air through exterior wall. Location restrictions, mounting, insulation and finishes will be per code.
Electrical amendment will have to be provided to power the unit and I have spoken to electrical
contractor to assist. I was assured that the addition was"not an issue".
The light requirement will be addressed by using at least 8 of the attached type fixtures in the main are
and at least one fixture in the other smaller areas.
Please let me know if this new information is sufficient to complete the requirements for permitting. I
am happy to provide additional information if needed.

Thank you for taking the time to review my submission and for your queries regarding the items listed. Please see my
response and additional information that will hopefully address your requirement to issue a permit.
1. Per ORSC Section 408 you must either provide venting or meet the requirement for an unvented crawl space. What
method will you choose and how will you meet the requirements in Section 408?
Response:The space in questions intends to utilize existing venting for crawl space.As you can see in the pictures below,
the space is vented to the air though the foundations vents provided in the original construction.Note there is a 2 foot gap
between exterior wall and curtain wall for the new space.The crawl space and extending vertical area are well vented.

2. Provide concrete foundation waterproofing. We typically see paint on alternatives proposed for crawl space
conversions since doing it from the exterior is cost prohibitive. How do you intend to meet the waterproofing
requirement? R406
Response:Noted that we are not using the foundation as part of the vertical structure and have use curtain walls
to define that space.This means that there is nothing contacting the concrete surfaces, so sealant water proofing is not
needed.As per requirement the hanger plate attached was backed with water proof foam backing to prevent moisture
exposure. Please see pictures below as evidence that no contact with concrete foundation is present.

3. For all 520sf to be added as new dwelling area all exterior walls and floor need meet the minimum energy
code found in Chapter 11 of the ORSC. R21 on all exterior walls and R30 under floors. Slab edge perimeter
insulation is a minimum of R15. Please clarify insulation path.
Response: Exterior walls will have R-21 batted and flooring will have R-30 unabated. Ceiling and existing 4th wall
have R30 and blown-in insulation.See pictures provided as verification.
4. How do you plan to insulate the concrete portion (slab edge)? Are you furring all walls out then adding the
R-21? Clarification needed.
Response:As noted in question 3.Yes,walls are furred out past concrete portion and R-21 batted was used. See
pictures provided.
5. Provide ledger attachment information.
Response:Ledger(I referred to as hanger). 2x8 pressure treated. Fastened using 1/2"x 6"Anchors set in epoxy
for concrete. Used reference diagram below. Interior wall Ledger used 1/2"x 6" lag screws on using diagram below.

Response: Exterior door is a Fiberglass core,exterior grade.
I hope this helps answered the questions posed in the review.Again,this project is an evolution of a previous plan that
did not involve enclosing the space. It was only supposed to be unfinished storage,then COVID happened and we
decided to further utilize the space,finishing it off to be more useable space.
