This estimate assumes that the work will be contracted in its entirety.Deletions or additions to the scope of this estimate may result in changes to the pricing within the remaining line items.The accuracy of the assessment is limited to what we were able to inspect visually.This estimate and scope of work represent our professional opinion to restore the property to pre-loss condition. Open Items: Often,it is not possible to tell,prior to work starting,if items scheduled to be restored will indeed be restorable or if there is concealed damage. Also,mechanical trade bids(i.e.plumbing,electric,heating and cooling)are often not possible to bid before demolition is complete. Open items and additional costs addressing concealed damage,code upgrades or other necessary work related to the restoration of your damaged property will be presented to your insurance company in a timely manner and added to the contract amount. Work Process: Owner shall make all selections and decisions in an effort to match existing finishes and materials. However,an exact match is not guaranteed due to such factors as discoloration from aging,a difference in dye lots,discontinuation of products and the general difficulty in match certain finishes,colors and surfaces. Line items include a description of the work to be done,the unit of measure and quantity needed. Quantities in this estimate are for estimating purposes only and are not guaranteed to be accurate.In some cases,quantities are factored for waste,pattern matching and other circumstances. Please note,the work descriptions in this estimate are maintained on a computer database accepted by your insurance company and may no accurately describe the actual work to be completed,but most closely reflects the true cost. J.R.Johnson,LLC.will make every reasonable attempt to complete the project in a timely manner;however,there is no completion date agreed or a specific time of completion set.During the course of work,we may find that your home or commercial building has a pre-existing condition that could require building code upgrades. This will require us to obtain permits from your local building jurisdiction,which in turn will cause delays to our normal work schedule. Other factors that can cause delays in our work schedule are the discovery of hidden damages,weather,customer specified changes to the scope of work,customer delays in material selections or material upgrade and/or availability.Because of so many variable factors,reason effort to complete the project in a timely manner for you. Johnson,LLC. unless other arrangements are made prior to contact signing. Change Orders or Changes to the Estimate: 1.R. Johnson,LLC.is under no obligation to make any changes,deletions or alterations in the contract document.However,upon reasonable request of the Owner,J.R.Johnson,LLC. may make changes,additions or alterations after a written change order has been executed. Individual line item pricing includes various job cost items like: material,labor,soft costs,burden and associated work.Due to administrative costs,work deletions and changes in work will result in a partial credit of 80%of listed line item or the line item may not be allowed for credit. Owner Responsibilities: Owner understands and agrees that the direction and supervision of all workers,including subcontractors,rests with J.R. Johnson,LLC. Owner agrees not to issue any instruction to or interfere with the workers.Owner is to contact the project coordinator or estimator with any questions or request for additional work not included in the estimate. Owner agrees not to negotiate for any additional work with workers employed by J.R. Johnson,LLC. or its subcontractors. Payment Schedule: 1/3rd due upon initial signing of the J.R. Johnson,LLC. contract may be requested. Balance due upon substantial completion.The deductible charge may also be good enough to initiate the work requested. Warranties: Upon completion of the contract and receipt of final payment,J.R.Johnson,LLC. will furnish to Owner a 1-year warranty. The prices and terms stated herein are good for a period not exceeding thirty(30)days from the date listed on this proposal. This bid assumes that the customer will provide 100 volt,20-amp electrical service within 100 feet of the construction site.If the property cannot provide the necessary electricity,an additional charge for the generator rental and fueling will be assessed. Current rental and fuel rates will apply. Any changes by owners,engineers,architects,building inspectors,fire marshals, environmental agencies or others may change the price and terms of this proposal.No other work other than specifically described above shall be done without an additional written agreement describing the work to be done and the additional price for the work. All of the above work to be completed in a substantial and workmanlike manner according to standard practices for the above listed sums. Payments will be made monthly as the work progresses to the value of the work completed on long term projects.Past due payments are subject to a late penalty of 2%of the balance due,to be applied monthly. Should any legal action be commenced between the parties concerning this agreement,or the right and duties of either in relation to this agreement,the prevailing party shall be entitled,in addition to any other relief that might be granted,to receive from the losing party,a reasonable sum for attorney fees,at trial and on appeal,even if not suit is filed.
